How to read this page

What the titles show, and what they do not

This page is a list of documents. It is deliberately the least rhetorical page on this site, because it is the page that names real companies — and the discipline that protects every other argument here has to be visible on it.

Eight documented events sit in the timeline above, grouped by classification rather than by date. The material this page is built from supplies the documents but not their dates, so every date reads [Date to be confirmed from the record] until it is taken from the record itself. Nothing is estimated, and no sequence is asserted that the documents do not carry.

Where a register identifies the individual ownership interests behind a company, those names are part of the public record. They will be reproduced here only in record-descriptive terms, and only with the register entry attached as a source. None is reproduced today, because no register entry has yet been attached.

What these records show

A record of title shows the registered proprietor, the estate held, and the instruments registered against it, as at the moment the search copy was produced. A deposited plan shows surveyed boundaries. A registered covenant records an obligation running with the land, on the instrument's own terms. A company record shows incorporation, registered office, directors and shareholders.

What these records do not show

None of them shows intent. A title does not record why land was bought, what anyone plans to do with it, or what anyone privately believes. An instrument does not record a motive. A company record does not record who decides what, or who benefits. Ridgeburn Press infers none of those things from the documents on this page, and asks readers not to either.

Two process points follow the same rule. A fast-track referral decision determines which pathway a proposal may take; it is not a consent, and it is not a finding that a development is acceptable. And an application withdrawn and later re-lodged is a sequence of events, not an admission — applications are withdrawn for many reasons, and this record does not say which applied.

The interactive title map is deferred

An interactive map of the titles and boundaries was planned for this page. It is not built, and it is not shown. A map that draws parcel boundaries is itself a claim about where those boundaries lie, and we will not publish that claim before the underlying plan and titles are attached as sources. Once DP 601937 and both records of title are published with their references, the map can be drawn from them and checked against them. Until then this page carries the references in text.

How to check any of this yourself

Every reference above is obtainable from a public register, and the cards below say which register holds it and what to ask for. We would far rather a reader ordered a search copy and corrected us than took this page on trust.

  • Personal information about any person that is not in the public record and material to the proposal.

Deposited plans are held by Land Information New Zealand and ordered by plan number — here, DP 601937. A copy shows the survey and the parcel boundaries the titles were issued against.

A search copy is ordered from Land Information New Zealand by title reference — here, RT 1174253 and RT 1174254. Every search copy is dated, and the date matters: a title is accurate only as at the moment it was produced.

Property and consent files held by Queenstown Lakes District Council can be requested under the Local Government Official Information and Meetings Act. A request should name the property and the documents sought.
