Ridgeburn Press today opens a public evidence platform concerning the proposed 1,200-dwelling development at Arrow Junction, in the Queenstown Lakes District.

The platform exists to put the documents, the figures and the unanswered questions in one place, clearly enough that the public, commissioners, media and decision-makers can independently understand what a development of this scale would do to the area — and reach their own conclusion about it.

What is on the record already

Four figures define the proposal, and all four come from the application material rather than from us: 1,200 dwellings; approximately 3,000 vehicle movements a day loading onto State Highway 6, Gibbston Valley Road and the Crown Range Road approach; approximately 1,000,000 litres of wastewater a day, disposed of by land application at Morven Hill; and 2.8 tonnes of nitrogen a year, alongside a phosphorus load that is not quantified. The land is identified by Deposited Plan DP 601937, held under Records of Title RT 1174253 and RT 1174254, with Covenant Instrument 13089567.5 registered against it.

Ridgeburn Press is not neutral about this proposal. It is, however, disciplined about its evidence, and the second of those is what makes the first worth reading.

Every item is classified

Every gap is labelled

Where the record is incomplete, the platform says so in the same typeface as the figures, using exactly three labels and no others: [Source to be added], Unverified — under investigation, and [Awaiting client evidence]. Three strings, deliberately, so that the entire site can be audited for unsupported claims with a single search.

Two rules about people

No adverse statement about a named person or company is published here without a source link. And motive is never asserted, inferred or implied: registered proprietors, councillors, officials and Ministers appear in process-descriptive, official-capacity terms only. A record of title shows ownership; it does not show intention.

Those rules are not softness. The easiest way to defeat a campaign of this kind is to find one unsourced claim about a named individual and use it to discredit every careful figure around it.
